Q.    We are travelling with our pet dog and cat. What is your policy towards PETS .

A.    Sadly, we have a no pet policy for a few reasons. Some people are allergic to dog or cat dander and could have allergic reactions should they stay in the apartment after you. Also the Condo Rules in many of our apartment building prohibit cats and dogs.

 

Q.    We are smokers and saw that your apartments are smoke free, do you offer SMOKING apartments.

A.    The short answer is no. All of our vacation rentals in Chiang Mai and Thailand are smoke free. For insurance and health reasons we are required to make this our policy. However in saying this, we do not care if you smoke, as long as it is not in the apartment, on one of the balconies or in the actual apartment building itself. You will find that in Thailand now it is illegal to smoke in Bars and Restaurants.

 

Q.    Do your Chiang Mai Apartments have Internet Access and if so, what speeds are available.

A.    As in every country, speeds cannot be guaranteed and differ depending on how many people are using the network / system at any one time. However we strive to offer the best service available and most if not all apartments have 3 different connection options. Please notify us in advance of the type of service you will require and we will let you know if it is available in that actual apartment you are renting.
Rates vary depending on the building you will be staying in as well as the method of access and the speed you decide on.

Please enquire more at the time of reservation and we can let you know your options.

Please Note the following :

The Royal Thai Police monitor the internet connections in Thailand and block access to sites that are deemed inappropriate or offensive for Thais. Trying to circumnavigate this block is a crime under Thai law. Politically sensitive, pornographic and offensive sites as well as sites that defame the Monarchy are blocked. Since the ISP address for each apartment is separate it is possible to trace the person who was using the internet connection.
Be conservative with what you view.

 

 

Q   Do your apartments in Chiang Mai have telephones.

A.    All of our Chiang Mai serviced apartments and vacation rentals in Chiang Mai have telephones but service is limited to local numbers only. You can receive calls and make collect calls. With a pre-paid telephone card you can also make international calls. Pre-paid international calling cards are available from our office and rates using these cards are exceptionally good value. These cards can also be used in conjunction with a local Cell Phone / SIM card should you have one.

 

Q. Will my CELL PHONE work in Chiang Mai.

A.    Depending on your service provider in your home country, this is possible. However when you make calls from Thailand to your home country the costs are high as you will be paying International Roaming charges. We suggest either buying a SIM card here in Thailand or renting A. Cell Phone from us. The advantage to this option is that we can supply you with the telephone number before you leave home so you can leave it with friends, family and work should they need to contact you.
You can save a lot of money also by being able to send and receive Text / SMS Messages.
If you purchase an international calling card you can make calls to many countries from as little as 1 THB a minute.

 

Q.    We have a BABY and require a COT, do you have one.

A.    Yes, we will supply one at no charge but please notify us well in advance as we have a limited supply.

 

Q.    Do you offer a BABYSITTING or Nanny service.

A.    Sadly we do not at the moment. Try to contact your local Consulate in Chiang Mai and see if they can offer you any options or recommendations.
Chiang Mai is a very child friendly city, most if not all restaurants can accommodate small children.

 

Q.    We are driving to Chiang Mai, do you have PARKING.

A.    Yes, we have limited parking spaces available at certain Chiang Mai apartment buildings. Depending on the building and the size of your car, we have some different options. Motorcycle parking is free of charge.
If you are using the parking facilities in any of our buildings we are advising you that the Apartment Owner, ChiangMaiFurnishedApartments.Com, the Building Management or the Juristic Management are not responsible for any damage done to your car by a third party .

Q.    How far are your Chiang Mai apartments from Central Chiang Mai.

A.    We have many furnished apartment rentals in Chiang Mai and all are in different but centrally located areas of the city. We choose the apartments based on building amenities and their proximity to the center of the city. When you decide on a date we can give you a few options to choose from. When you arrive you will be provided with a map outlining where you are in relation to all of the local tourist and shopping attractions. Chiang Mai is a very small city and it is easy to get around. There are plenty of Tuk Tuks and Taxis should you need them.

The majority of our Vacation Rentals in Chiang Mai at the moment are just a 5 minute walk away from the famous Chiang Mai Night Bazaar and the River Ping. They are either in a new building called Peaks Garden Chiang Mai or Twin Peaks Chiang Mai.
This is the center of the city and considered the most affluent area to own or to rent an apartment in Chiang Mai.
Our nearest neighbour is the new 6 star Shangri La Hotel in Chiang Mai so if the location is good enough for them it must be great also for you. Thapae Gate and the moat that surrounds the old city is about 15-20 minutes walk ( 5 mins by Tuk Tuk ) .

 

Q.    We arrive at Chiang Mai International Airport late in the evening. How do we get to the apartment .

A.    There is an abundance of Taxis in Chiang Mai International Airport . Prior to you leaving home we will provide you with detailed instructions as to how to get to your apartment. Once you arrive at the building we will be there to meet you. Should you be running late or get lost we are contactable 24 hours a day.
Unless included as part of your reservation, Pick up from Chiang Mai International Airport can also be arranged for a small additional fee.

 

Q.    Why do you not accept Credit Cards for payments.

A.    At the moment we do not accept credit cards for the following logical reasons.
It is becoming ever more difficult to process international credit cards in Thailand due to many international banks initiating fraud alerts should any charges be placed from Thailand.
Due to excessive Bank Charges we also stopped accepting Credit Cards
In a very competitive market, we are committed to giving you the best price possible and saving you money.
When you use an international Credit Card in Thailand your Credit Card company will give you an extremely bad exchange rate plus they will levy an additional charge ranging from 2-5% for using your card overseas.

When retailers and businesses accept Credit Cards in Thailand they are also charged a 2-5% of the transaction amount depending on the card you use. This charge is usually passed on to you.


All of these charges add up and it only the Credit Card companies and Banks that are benefiting, not you. Before leaving home, contact your Credit Card company and Bank to see what their policies and charges actually are.

We accept PAYPAL for most USD payments. Have a look at this alternative payment option. It is really easy to set up and understand and the charges are a lot less than for Credit Cards. You can pay by connecting your Paypal account to either your checking account or one of your credit cards. It is a safe, secure and private way to make online purchases and pay your bills as you are not giving your Credit Card number or bank information to anyone.

 

Q.    How do we pay the Reservation / Booking deposit.

A.    When you are definite about your reservation dates and the size of the vacation rental in Chiang Mai that you require it is then time to pay us a Booking / Reservation deposit to secure the apartment.

In order to finalize your reservation / booking, you are required to submit to us a Reservation / Booking Deposit within 3 days of accepting an apartment. This amount is based on the number of days you will be staying for.

For a stay of 1-4 nights the deposit amount is equal to the sum of 1 nights stay.
For a stay of 5-13 nights the deposit amount is equal to the sum of 2 nights stay.
For a stay of 14-28 nights the deposit amount is equal to the sum of 5 nights stay.

This deposit will be applied to your final balance and will be credited to your account in full. Any unpaid charges or damage will be deducted from this amount.
If you fail to make this Deposit within 3 days then we reserve the right to cancel your booking. If you need more time then please contact us.

Your final bill will reflect this amount in full as a credit on your account. Should you have any outstanding charges or if there is any damage done to the apartment, then these charges are debited from this amount.

You can pay the Booking/Reservation deposit by any of the following means.

 

PayPal

The most convenient way to pay the Booking / Reservation deposit in USD is by using www.PayPal.com
It only takes minutes to set up an account and once you do it you will wonder how you ever lived without it. It is so simple to use that even I got the hang of it. When you use PayPal to pay the deposit we will cover the charges.

Bank Transfer into our account

If it is more convenient for you then you can transfer the deposit amount into our Bank Account. Most banks use the SWIFT and there is a small charge for making the transaction. Please check with your bank as to what it is as different banks and different accounts have different charges.
Depending on the Bank you use, if it is connected to ours then it could be possible that you can make this transfer free of charge from an ATM or through Online Banking.
When you make a Bank Transfer to pay the deposit then the bank charges are your responsibility.

Cash

We can accept Cash from you in the following currencies. We currently only accept the below currencies as payment.

Regarding the conversion rates, we have no ability to process international cCoin’s here in Thailand and  we are sure that you don't want to be carrying them around with you on your holiday as either. We try to even out / round out the amounts so that this is not the case.

Q.    What currencies do you accept payment in.

A.    Currently we accept the following currencies as payment and you can go to www.XE.com to get a good idea as to what you might expect to pay when your convert our prices from Euro into the currency of your choice.

The rates that are displayed in EUROS on our website are fixed. For your convenience we also display the rates for 5 other foreign currencies. These conversions were made the last time we updated our site and the rates could have increased or decreased since then. The actual conversion rate we will use if you choose to pay in a currency other than EUROS will be the rate displayed on www.XE.Com the day before you depart Chiang Mai when we prepare your bill.

Please be aware that the Banks in Thailand will not accept bank notes that are worn, torn or written on. It is also not possible for us or the Banks in Thailand to accept US Dollars with the serial number starting with CB.

 

Q.    What is the Voltage / Current in Thailand.

A.   220 AC/50 Htz If you are travelling with items like hair dryers or chargers for your mobile phones then you can purchase electrical converters in most Airport duty free shops. The electrical sockets here are also different to your home country. Adapters can also be bought in most airport duty free shops. Some of our Chiang Mai vacation rentals have British style adaptors built into the wall of the apartment so you do not need a different plug.

 

Q.    What are "Black out Dates "and when are they.

A.    Black out dates are normal in the hospitality and travel industry. These usually fall on National Holidays or Festivals. During these times we offer different promotions and rates and the minimum stay is increased slightly.

To give you an idea, Thai festivals like Loi Krathong, Songkran and the Chiang Mai Flower Festival all fall into this category. Other holidays include Christmas, New Years and Chinese New Year.
These festivals attract a lot of international visitors and Chiang Mai becomes the focus of international media attention as the whole city turns out to celebrate.
It is not uncommon for there to be no Hotel Rooms in Chiang Mai available during these times, so if you are considering a visit to Chiangmai especially during Loy Krathong or Songkhran then you would be wise to book well in advance.

As these dates change every year its best to either keep an eye on this site or give us a call.

 

Q.    Do you offer PROMOTIONS or ALL INCLUSIVE PACKAGES

A.    Yes we do. During the Thai Holiday season we offer a lot of different promotions and packages depending on the festival. Check out our Special Offers / Promotions on our home page and see what we have to offer.
Word of warning though, it is almost impossible to find quality accommodation or a decent hotel room in Chiang Mai during the festivals of Songkhran and Loy Krathong so book early to avoid disappointment. These festivals attract a lot of international visitors.

During low season (May - October ) we also offer great value for money packages especially if you are just coming up to Chiang Mai for a short break.

We also have exceptionally good deals on last minute bookings as well especially if you are just booking 1 week ahead.

Q.   Do you offer DISCOUNTS.

A.    Yes we do. If you have stayed in one of our self catering apartments in Thailand or one of our vacation rentals in Chiang Mai before then we will have given you a 15% discount coupon off the accommodation costs of your next stay with us. Discounts and promotions cannot be combined and are not valid during black out dates.
Coupons are not transferable and are valid for 2 years.

Q.   How many people can stay in the apartment.

A.   Occupancy in our Studio Apartments in Chiang Mai is limited to 2 persons or adults. In a Small One Bedroom Apartment in Chiang Mai it is also 2 persons or adults. In a Deluxe Large One bedroom it is 2 persons or adults but we can provide you with a fold out mattress should you have a friend visiting if you notify us in advance. Occupancy in a 2 Bedroom Apartment in Chiang Mai is 4 persons or adults.

Some apartments have open balconies or furniture that is close to windows that are easy to open so they might not be suitable for small children. Please remind us at the time of booking if you have small children and we will consider this when helping you choose an apartment.

Additional occupants are not permitted without prior consent but in some apartments there is enough space for a fold out bed. We can provide you with one at no additional charge if you give us some advanced notice Pending availability ). We will also give you sheets and pillows at no additional charge. We do not permit our Guests to use our sofas as beds.

 

Q.    When is check in time and check out time.

A.   Check in time is from 12.00 Midday to 1.00 PM depending on what sized apartment you are moving into and also the time the previous Guest leaves.

Studio apartment check in time is 12.00 Midday.
Small 1 bedroom apartment check in time is 12.30 PM.
Deluxe 1 bedroom apartment check in time is 1.00 PM.
2 bedroom apartment check in is also 1.00 PM.

In order to properly prepare the Apartment for our next Guest our cleaning Staff require a minimum of 1 hour. The larger apartments need slightly longer. We want the apartment to be perfect for you.
If the Apartment is vacant the day before then an earlier check in is possible.

Checkout time is 10.00 AM.

 

Q.   Can we have a LATE CHECK OUT.

A.   That is possible but we will not know until closer to your actual departure date. If the unit is not rented that day or the next incoming guest is not arriving until the later in the evening then we can arrange it for you. Please ask us as soon as possible to see if this option is available to you.

A late stay up until 2.00 PM would incur no costs, after this time we charge  EURO 7.00 an hour ( or part thereof ) up until 5.00 PM.
Our late check out option does not extend past 5.00 PM.
Sometimes this option is not available due to prior bookings or reservations for your apartment so please be understanding of this.

 

Q.   What if we decide we want to stay a few days longer.

A.   Your departure date and time are noted on your reservation. However if you have fallen in love with Chiang Mai and want to stay longer, notify us as soon as possible and we will check to see if your apartment is available for the extra time you need . If not and we have availability, we can transfer you to another apartment for the duration of your stay. During Peak Season this might not be possible though.

 

Q.    How do we CHANGE or CANCEL a reservation.

A.   Please be sure of your dates when you make the initial reservation. During the busy season in Chiang Mai we do not expect to have any availability and do expect to have our serviced apartments in Chiang Mai booked every day.

Please Note :

Our business and reservation department operates and processes information and requests during Thai business hours. Because of the many time zones in the world and the fact we are usually 6-12 hours ahead of Europe and the USA we would like to inform you that the time and the date that we receive your email here in Thailand to either change or cancel a reservation is the one we officially use.

 

If you do need to change your reservation dates around or fine tune things and we have the availability, we would be more than happy to do this for you.
To do this, please contact us by telephone and check the availability of your new dates with one of our Customer Service staff. Please follow up this conversation with an e-mail and we will do likewise just to be sure that there is no misunderstanding. Our e-mail to you will confirm your booking changes.

There is no charge for changing your reservation as long as it is done more than 30 days prior to your arrival and stay at your Furnished Apartment vacation rental in Chiang Mai.
Any dates changes requested 30 days or less before your due arrival at our Furnished Apartments will be treated as a cancellation unless we can accommodate your new itinerary.

If you need to cancel your reservation and it is more than 30 days before your arrival in Chiang Mai, please also contact our office by telephone during business hours and talk to one of our Customer Service Staff members. Please follow up this conversation with an e-mail and we will do likewise just to be sure that there is no misunderstanding. Our e-mail to you will confirm your booking cancellation.
There is no charge for cancellation a reservation as long as you do it 30 days before you are due to arrive in Chiang Mai at our apartment.

Cancellations made 30 days or less before your due check in date at your furnished apartment in Chiang Mai will incur a penalty equal in amount to your Booking / Reservation deposit.
Any dates changes requested 30 days or less before your due arrival at our Furnished Apartments will be treated as a cancellation unless we can accommodate your new itinerary.


Should you also fail to check in on the date you are due to occupy the apartment without first contacting us, you will be deemed a "No Show" and you will also forfeit your reservation / booking deposit and your apartment will be re-rented. In this situation there is positively no refund or credit issued unless there are verifiable circumstances like a medical emergency ... Etc.

Should you fail to check out of your apartment at the time and date on your contract, agreement or reservation, you authorize and give your full consent to the Apartment Owner or his Agent / the Staff of ChiangMaiFurnishedApartments.Com to enter the apartment and remove your belongings without incurring any liability. You agree not to hold any of the above liable should this happen.
If you need to extend you stay please contact the office beforehand and we will check to see if you apartment is available for the additional time you need.

If you need a late check out please contact the office beforehand and we will check to see if this is possible. In some cases our next incoming Guest might be arriving within a few hours and this might not be an option.

 

  
Q.    What do you provide in the apartment ?

A.   We provide pretty much everything you will need to stay in an apartment for the time that you are there. That includes towels, soap, toilet paper, kitchen and cooking items, drinking water etc.

If you see something missing or there is a particular item you need to use, and if we have it in stock we would be more than happy to put it in the Apartment for you.

 

Q.   What should we bring with us ?

A.   We provide pretty much everything you will need for your stay in your Chiang Mai vacation rental.
If there is something you do not see on the list, let us know and if we have the item in stock we will provide it for you.

Clothing wise, do a little reading up on the climate / weather in Thailand before you pack. Sometimes it rains and sometimes it's quite hot and humid. Cotton clothing, by that we mean items like t-shirts and shorts are very cheap here. You should always have some long pants with you as sometimes the nights get cool, some nightclubs do not let you enter in shorts and most importantly, it is disrespectable to wear shorts when you enter a Wat or Temple.
Some typical items that people bring are: Sunscreen, wide brimmed hat or baseball cap, a small umbrella comes in handy when it rains or when the sun is strong, contraception and personal hygiene products, copies of your medical prescriptions, a small flash drive with copies of your passport, visa and other important documents on it.
If you are going to be travelling on local buses or trains, bring some plastic electrical ties with you so you can secure the zippers on your bags.
If you are bringing electrical items that need recharging or an electrical supply , check to see if they will work in Thailand and bring the appropriate electrical plug with you . These can usually be bought in most Airport duty free shops.
Oh, and one more important thing. Bring lots of chocolates, foreign beer and magazines for the Manager here because after you have given him them you will have lots of empty space left in your luggage to take all your presents / souvenirs home.


Q.   Do you offer Maid Service/ Cook ?

A.   Basic Maid Service is included in the price you pay when you rent one of our Furnished Chiang Mai Vacation Rentals. The Maid will come twice a week and replace the bed sheets and towels. If you have run out of soap, toilet paper or drinking water, then this will be replaced as well. She will also just give the apartment a quick clean up, water the plants and will spend less than 30 minutes there. They will usually visit the apartments in the early afternoons so not to cause you any inconvenience.
Every apartment has all the items you would need to keep the apartment clean, dustpan and brush, brush, mop and extra rubbish bags.
The Maid will not do your personal laundry, do your dishes, go shopping for you or teach you Thai Boxing.

If you require Maid Service on a daily basis please contact the office. If you require Thai Boxing lessons in Chiang Mai then please also let us know and we can recommend a great school.

If you require your Laundry done please contact the office. For basic items we charge anywhere from 60- 80 THB a kilo for wash and dry. We will not except any valuable items as we out-source this service and local laundry shops always assume little or no liability. Please allow 24 hours to receive your laundry back.

We employ a Thai lady who is a great cook. She only cooks Thai food and she has a mouth watering selection of Thai and Northern Thai dishes she can prepare for you in your apartment. Everything is cooked fresh and the ingredients are bought from the market that day. This being the case, if you require her to come to your apartment we need 24 hours notice.
In your apartment you will find a menu with some meal ideas. Thai food can be quite spicy so let us know about your preferences.
The cost for a meal depends on what you choose to eat. There is a minimum charge of course so please refer to the Menu for more information.

This option is ideal when you want to impress a business client or you want to treat that special someone to a relaxing night in. The biggest benefit is that the washing up is also done for you.

 

Q.   What Concierge services do you offer ?

A.   We can arrange or help you arrange pretty most any Class, Course, Activity or Tour in Chiang Mai. We have relationships with many of the tourist orientated businesses in and around the Chiang Mai area. So if it's an elephant ride you want, a bungy jump in the jungle, a Thai cooking class or a Thai massage class, then we can help.

There is a list of activities and classes we can provide in your apartment or you can look at this link. Please note that during peak season you will need to make a reservation at least 2 weeks in advance for some of these activities.
We can purchase the tickets for you, arrange to have you transported to the location and in most cases we will send you off with a small packed lunch.
We can also help you with car rental, taxi and tour services, bus tickets.

Q.   What languages do your Staff speak ?

A.   If you are contacting our offices in the USA by telephone then our Staff there all speak English. If you are contacting us by e-mail then we have staff members who can read and write Thai as well as a little Chinese, Korean, Japanese, German and French.
If you make a booking or you change your reservation dates please follow up the conversation you have had with our Staff member with an e-mail in English. We will also do the same just to be sure that there is no misunderstanding.
All paperwork and documents are in English.

 

Q.   Can you arrange tours of Chiang Mai and the surrounding areas for us.

A.   Yes. Have a look at our home page for a complete list of what we can provide. Here is a quick example of what is available. Most activities are seasonal and some have age/ weight and fitness requirements. We have added the location after the activity, most venues are less than 30 minutes away from the apartments.
All of the below activities are extremely popular with tourists especially during the peak season so you need to let us know at least a week or two beforehand if you want to attend or participate in any of them as availability is limited.
We have a Staff member whose job it is to arrange all of the below activities for you should you want. Our Staff will also be happy to make the booking on your behalf and collect the tickets for you. Q.   How far is the Chiang Mai International Airport from my Apartment .

A.   Chiang Mai International Airport is very close to the city and it is about a 12 minute Taxi ride away from all of our Chiang Mai vacation rentals and short term rentals. Getting a taxi in Chiang Mai is easy and in many cases the fare is fixed or set so you do not have to worry about being cheated.

 

Q.   We are taking the bus to Chiang Mai, where is the ARCADE BUS STATION.

A.   Chiang Mai Bus Station ( Arcade ) is in the center of Chiang Mai and again about a 12 minute Taxi or Tuk Tuk ride to all of our Furnished Condos in Chiang Mai . Before you arrive you will be given directions to your apartment in both English and Thai so you can pass them to the driver .

 

Q.   Are there any ADDITIONAL CHARGES.

A.   NO ( how many times do you read that )
Reasonable electricity usage, water, local telephone, hot water and maid service ( cleaning / laundry twice a week ) are all included. As of November 2009 we have incorporated the 5% service charge into the rate we advertise.

 

Q.   Do we need a Visa to visit Thailand.

A.   Visa requirements differ from country to country. Have a look at this website and or call your local Thai Consulate or Embassy. If you are not sure if you need a Thai Visa or not it is always best to check before you fly.

 

Q.   Do you have any handicapped / wheelchair accessible apartments in Chiang Mai for rent.

A.   Update : Soon we will be offering a wheelchair accessible apartments in Chiang Mai.

Apartments in recently constructed buildings in Chiang Mai are somewhat handicapped / wheelchair accessible. While all the doors are wide enough for a wheelchair to enter and the buildings have large elevators, the kitchens and bathrooms in the apartments are more difficult to use.
We do not have any wheelchair accessible apartments in Chiang Mai that were specifically designed for people in wheelchairs. In saying this we would be more than willing to do what we can for you as long as it did not involve making any structural changes to the apartment.
There are not that many wheelchair accessible hotels in Chiang Mai and wheelchair accessible apartments in Chiang Mai and in Thailand itself sadly are difficult to find.

In the near future we are renovating a studio apartment in Chiang Mai ( 40 SQM ) and the plan is to make it one of the only 100% wheelchair accessible serviced apartments in Chiang Mai. Please contact us for an update on this renovation and the units location.

 

Q.   What is the difference between a Furnished Apartment and a Serviced Apartment.

A.   The Thais have an expression that goes as follows , "Same same but different ". The idea and concept are pretty much the same but there are huge differences when it comes to the accommodation you are being offered.
The idea is that you will be renting a Furnished Apartment as opposed to a hotel room. Its a great new idea and becoming more and more popular as time goes by. People are sick of staying in generic hotel rooms when for about the same price they can rent a Luxury Furnished Apartment.

Depending on what part of the world you come from, you might be looking for a Furnished Flat in Chiang Mai or a Furnished Condo in Chiang Mai.
Flat / Condo and Apartment are all the same thing.

Serviced Apartments sound like they are the same thing but in many cases they are just a hotel room with extras and it's definitely NOT an apartment.
it's the use of the word Apartments in the name that gets people confused. Perhaps its deliberate?
You can see the real difference when you look at the photographs on the companies website. If their Serviced Apartment looks like a converted hotel room then it most definitely was a hotel room. If it looks like an actual Furnished Apartment then it is an apartment and NOT a room.

The main differences in our opinion are as follows.

Serviced Apartments are all usually owned by one company who for instance own a whole aging apartment building or a hotel that was not making money. They have seen the trend and swing in the market towards people now renting actual Furnished Apartments and have converted their non performing rental building or hotel into Serviced Apartments. These rooms rarely have kitchens but like many hotel rooms they will definitely have a mini fridge and perhaps a microwave.
They will go out and buy 100 beds, 100 generic plastic sofas and end tables and 100 paintings of an elephant bathing in the river. The rooms are then generically furnished and then a few free maps, some glasses wrapped in plastic and a vase of plastic flowers added for atmosphere. Finally a quick spray of lemon air freshener is given to create an atmosphere.
Your only contact with the company is usually through interaction with the front desk or reception.

It has the look or feel of a hotel room, then it probably was a hotel room.

Chiang Mai Furnished Apartments on the other hand are all owned by individual people, real people and not corporations. We maintain a physical office ( not a reception ) and your interaction and experience with us will be entirely different.
By staying in a Furnished Apartment rental in Chiang Mai, a Furnished Flat or a Furnished Condo in Chiang Mai where the owner is an individual as opposed to a company or corporate entity you will see and feel the differences in the apartment. Each owner furnishes the apartment according to their tastes so it does not have that generic hotel room feel about it. We oversea the process to make sure that the standards are high and that all apartments are fully equipped to our requirements.

The Apartment has the look and feel of a home because it is someone's home.
Every furnished Chiang Mai vacation rental in Chiang Mai is unique but they all have only one thing in common and that is they have been chosen by us because they possess some individual qualities and character lacking in most of the serviced apartments in Chiang Mai.

Q.   Why choose a Furnished Apartment over a hotel room in Chiang Mai.

A.   If you have stayed in a luxury Furnished Apartment before and have experienced the differences then you will know why.
Everyone has different tastes, requirements and comfort zones. Most people these days are bored with hotels and are now opening their minds to different ideas.

We like to offer what we call "an Alternative to hotel accommodation "where by you get to stay in an actual apartment to stay in as opposed to a 20X20 room with generic furniture and no character.
Another reason is that hotel rooms tend to turn over on a daily basis and who knows what type of person stayed in your bed the night before and what they got up to .

You can always find cheap hotels in Chiang Mai but you will get what you paid for. There are many aging cheap hotel rooms in Chiang Mai so if you are booking online its best to do some research as the photos you are shown date back to 1976 when the hotel opened.
On average a decent 5 Star hotel room in Chiang Mai will cost you upwards of $ 150 Euro a night before taxes . Our rates are considerably lower but we offer you dramatically more for your money.

Odds are that you will only stay in Chiang Mai once or twice but have stayed in hotel rooms hundreds of times. Consider this option for a change and we guarantee you that before you travel next time to a new destination you will be searching online for a Luxury Furnished Apartment or a vacation rental to stay in.

We are more than just a name, we are a TOTALLY different experience.

 

Q.   What is a Security Deposit and why do you require one.

A.   A Security Deposit is an amount of money that we hold and use in the event that during your stay with us you damage something in the apartment, have un-paid charges or you accidentally borrow our TV set or sofa. It’s basically your Reservation / Booking deposit that upon check-in gets transferred over so you are not being asked for more upfront money.

Unlike a hotel, our furniture is expensive and we take great pride in maintaining our Furnished Apartment rentals in Chiang Mai in impeccable condition.
We definitely do not want to deduct any money from your security deposit and we want to return it in full and prefer that you leave the apartment and its contents in the same condition as when you arrived. All we ask and expect of you is that you treat the Apartment like it was your home and respect it knowing it is owned by a person and not a company.

We do not own the Apartments or the furniture but we do have a contractual responsibility to the owner(s) to make sure that their property and furniture are not damaged.

The Security Deposit cannot be used to pay your bill and after check out it will be refunded to you in full assuming that there are no overdue charges or damage. If you have made the deposit by PayPal then we will refund it to you within a week. The reason for this delay is because it will take both of our Banks time to process this refund. If you have paid by cash then the money is returned to you when you check-out.

Some companies do not bother charging a security deposit from their Guests because the quality of their furnishing and their apartments are inferior and second class. Let’s face it, you cannot stain a plastic sofa if you spill wine on it.
If you were renting out your luxury apartment to strangers, would you expect them to pay a security deposit ?

To date, we have not deducted 1 single Euro from any of our Guests security deposits and prefer it remained that way.
Replacing and repairing items is not a source of income for us, it's a source of inconvenience.
Hey, you are here to enjoy yourself and have a holiday. Just take care of the apartment you will be staying in. Is that a lot to ask ?

 

Q.   Do you charge us a Fee for renting us a Furnished Apartment.

A.   In short, No.

Many Real Estate companies charge their clients a finders or agency fee for locating a property or apartment for them. They generate their income from commissions paid by people who use their services and help them to locate a property or furnished apartment. They will also give you the highest rate and not offer you or advise you of any promotions as again, they are commission based.
When you deal directly with us you are dealing directly with the Owners representatives and not a room booking service.



 Q.   How do we make a RESERVATION.

A.   Once you have decided when you will be coming to Chiangmai and what type and size of Furnished Apartment rental in Chiang Mai you would like to stay in, fill in the reservation form and send it back to us. We will then check to see if these dates and room type are available.
We will contact you back by e-mail within 24 hours to let you know if everything is ok or to suggest other options.
When you are definite about your reservation dates and the size of the apartment you require it is then time to pay us a booking / reservation deposit.

For a stay of 1-4 nights the deposit amount is equal to the sum of 1 nights stay.
For a stay of 5-13 nights the deposit amount is equal to the sum of 2 nights stay.
For a stay of 14-28 nights the deposit amount is equal to the sum of 5 nights stay.

This Booking / Reservation deposit must be received by us before we will confirm your reservation. As a courtesy to you our Guest and taking into account that you are possibly in a different time zone, we will hold your reservation for a period of 3 days until you send this payment. If you require a little longer time, please let us know.
If the Reservation / Booking deposit for your Apartment rental in Chiang Mai is not received within this 72 hour period then we will assume you are not interested in continuing with the booking and we reserve the right to cancel the reservation.

Your final bill will reflect this amount in full as a credit on your account and will be listed as Security Deposit.

Please Note: We do not accept or acknowledge reservations that cannot be confirmed or verified by telephone. Please check that the telephone number you include on the form below is correct.
The maximum reservation or booking we will accept for our Furnished Chiang Mai vacation rentals is 28 days. If you require longer period then please contact us by email.

 

Q.   What food / Drink will we find in the apartment when we arrive .

A.   We know that you will undoubtedly arrive at your Chiang Mai Apartment rental hungry and tired and cannot face the idea of going out shopping, well not until you have had a few hours sleep anyway.
Everyone's likes and dislikes are different so we try and supply the basics so that you can have something quick to eat. You can also order in from a list of local restaurants we provide you.

In the fridge you will find a fresh loaf of bread as well as 6 eggs, butter, jam and marmalade. All apartments have a toaster so you easily rustle something up.
In the cupboards you will find a selection of Rice ( jasmine ) and noodles. Just add hot water and "hey presto, Thai food".
There is a selection of Nescafe Coffees, Milo and fresh Sri Lankan Tea to help shake off the jet lag.
In the fridge you will also find one of our snack boxes that include biscuits, chocolate and potato chips.
Fresh filtered water in recyclable glass bottles is also provided at no cost.

If there is some specific food that you would like us to purchase for you prior to your arrival please let us know. If it's locally available we would be happy to get it for you.

 

Q.   What is a Mini-Borrow .

A.   After personally having to pay Euro 5.00 for a Can of Coke once I swore that I would never open the door of a mini-bar again. Many times I have sat in my hotel room wishing that I could afford to open the door and gaze at the treasure trove inside.
Now its time to change things and undoubtedly freak out the Hotel Industry.

Every fridge in every Apartment has a well stocked mini-bar. We are in the business of renting Furnished Apartments and not in the business of selling overpriced cans of Coke or bottles of Beer in an effort to squeeze every penny of your holiday money out of you.

We provide our mini-bar to our Guests without charge in a gesture of good faith and we expect and trust you to replace whatever you use.
Hence the term "Mini-Borrow".

Everything found in the Mini-Borrow can be bought in any 7/11 store and there is one of these every 200 meters in Thailand.
For your convenience we provide you a list of what is there so when you go out shopping you can replace what you have used.

Simple and easy, Right ?
Never again should someone have to gaze at the forbidden cold box wondering what will happen if the open it and use something inside.

 

Q.   Can we have Guests come to stay the night .

A.   Sure you can but please adhere to our rules on occupancy limits.
We do not allow our Guests to sleep on the sofas but in some apartments there is space for a fold out mattress. We would be more than happy to bring one over for you along with bed sheets, pillows and extra towels at no cost. We have a limited supply so this offer is subject to availability.

We require that all people who will be staying in the apartment for over 24 hours fill out a Guest Registration Form or at least be included on yours.
If your Guest is a Non-Thai and will be staying in the apartment overnight we are required under Thai Immigration Law to have them fill out a Guest Registration Form.

 

Q.   Do you have a Maximum amount of nights we can stay .

A.   The Maximum reservation / booking we will accept is 28 days.
We offer and advertise our Furnished Apartments in Chiang Mai as "An alternative to hotel accommodation ". You will find that if you are going to be staying a week or two our prices are extremely competitive to those of a Mid to High range hotel in Chiang Mai.
However if you are looking at a more long term option ( over a month ) then they are not that great a deal for you.
We have found that many people make bookings for a couple of months and after arriving and staying a few weeks they end up renting their own apartment in Chiang Mai.
We understand this completely, but if we block book an apartment for a large amount of time for a Guest and they change their plans, it leaves us with unforeseen vacancies.

However, if you have stayed with us for 28 days and need to extend your stay on a week by week basis then we would be happy to do this for you.
As each Chiang Mai apartment has a different Owner some might be open to the idea of accepting a long term booking. It's on a case by case basis. During the low season for instance it is possible to get a great deal on one of our furnished apartments in Chiang Mai should you be looking to stay 3+ months.

Q.   Do you have a minimum amount of nights we have to stay .

A.   Short answer is "yes".
We require a 3 night minimum stay. If you have fallen in love with Chiang Mai and wish to stay longer, notify us as soon as possible and we can check to see if your apartment is available. During peak Season ( October - April ) we expect to be fully booked.

 

Q.   We are coming to Thailand and might be interested in buying an apartment in Chiang Mai as we are considering retiring in Chiang Mai, can you help.

A.   Sure we can. Many Foreigners who come to Chiang Mai end up falling in love with the place and while they are here they seriously consider buying a retirement home or a condominium to either live in or for investment purposes.
There are many condos for sale in Chiang Mai. There are many apartment buildings in Chiang Mai, most are old and run down but there are an increasing number of New apartment buildings in Chiang Mai being built.

Modern condominium buildings in Chiang Mai have a better resale value and will command a higher rent while apartments in some of the older apartment buildings in Chiang Mai will cost you less and you will get more space, the resale value is not that strong and rents will be much lower.
You need to shop around and decide whether you want to live right in the city where the cost is higher or a few KM out in an older building where you will get a lot more space for your money.
Have a look at the apartments we offer for rent. They are located right in the heart of Chiang Mai City and were built about 1.5 years ago. They command high rents and the resale value is strong because they were Japanese designed. As the worlds economy continues its rollercoaster ride more and more owners of investment property in Chiang Mai are willing to sell.

Property is one of the largest single investments you will make in your life. Do not leave the Management, Sale or Purchasing of it to people with little or no experience.
In Thailand there are many people who just rent office space, open their doors, hang a few photos of some apartments in their windows and call themselves a Chiang Mai Real Estate Company.

Q.   Is there H1N1 swine flu in Chiang Mai.

A.   So you want to know, is there ( H1N1 ) swine flu in Thailand or is there ( H1N1 ) swine flu in Chiang Mai.
This is a real difficult question to answer so I will answer the question with a question. Is there swine flu in your country ?

The media has been reporting cases of Swine Flu ( H1N1 ) in almost every country world on a daily basis. While the hype certainly sells newspapers and fills television news slots they fail to point out to you that more people die on a daily basis from heart disease , motorcycle accidents or tobacco related illnesses in Thailand than from this flu.
In all honesty from speaking to my Thai friends and listening to the media here, the Thais are actually afraid of catching swine flu from YOU !!
Come the winter months when most tourists come on holidays from Europe to Thailand they will possibly be bringing swine flu ( part 2 ) with them.

Thailand and Chiang Mai are as safe to visit as your local shopping center and it’s up to you to take as many precautions as you deem necessary to prevent yourself being exposed to this flu. The ironic thing is that you could catch it at the Chemist / Pharmacy when you are buying your sun block for this holiday, at the airport check-in counter or from someone who sneezes on the plane.

Short of living in a plastic bubble or wearing a chemical haz-mat suit no matter where you go or what you do you will at some stage be exposed.

Your health department and the media suggest that you wash your hands on a regular basis and refrain from touching your eyes or being in a confined area with someone who has this flu. They also suggest that you clean your work surfaces as this virus can remain alive for up to 24 hours on items like a kitchen work top, remote controls or door handles.

While we cannot prevent you from being exposed to this virus entirely, we can and have taken adequate additional steps to make sure that our apartments are cleaned properly to lessen your risk of exposure.

After each of our Guests has checked out and during the cleaning process we now do the following.

All air conditioner filters are removed and cleaned in a solution of bleach and water.
In the bathrooms and the showers, all surfaces are cleaned with a strong and effective bathroom cleaner and then washed down with fresh water to clean off any residue. The taps and toilet handle are cleaned with a strong solution of bleach and water.

The following items are now also cleaned or wiped with a mild solution of bleach and water.

Remote controls for the TV and A/C.
All door handles and the apartment keys.
The fridge and its shelving.
The knives and forks.

Our laundry is and has always been sent out to a professional laundry company that uses hot water and steam pressing. The vast majority of laundries in Chiang Mai use only cold water and in our opinion that is not an effective germ killer. The towels and face cloths are also subjected to this hot water treatment.
We do what we can to make sure that your holiday is not interrupted

Be prepared but don’t be scared as you are coming here on holiday to enjoy yourself. Odds are that if you stayed at home you might end up catching this flu from your Postman or the old lady that sat beside you on the bus.

So in answering your question, is there swine flu in Chiang Mai Thailand, honestly I do not know anyone with it and if I did, I guess I would stay away from them for a few days and take all the normal precautions that Doctors recommend but not alter my lifestyle.
